The Building Process

Taking You Through the Building Process You need to be comfortable with the company you trust your largest investment with – your home. Your project must be done with thorough planning and accurate estimating. You need to protect yourself by having complete confidence in the work and the company that does it. At Scott Homes of WNY we will work hard to earn your trust and confidence and we begin by making sure you understand the building process. Initial Stages of the Project:

  • Initial Phone interview, discussing the proposed project
  • Schedule an appointment at your home and discuss:
    • Needs (your absolutes)
    • Wants (These are items that we will try to coordinate into your budget)
    • Desires (This is the final out come that your are looking for)
      • We then discuss the balance of all three elements in relation to the Size, Style, Materials, Finishes and finally Your Budget
  • After we have put all of the information together, we will construct an initial cost for your home
  • If the estimate is accepted, a complete contract is written w/ detailed specifications, a deposit is given, permits will be pulled, and a tentative project start date is set.

Construction

  • The initial task prior to construction is the “Stake Out”. At this point we can adjust for:
    • existing vegetation that you would like saved
    • the best view
    • driveway location or accessability
    • elevations
  • The next phase during the process is one of most importance, the “Framing”. Upon the completion of the Framing we are then able to walk through and determine many factors:
    • Are the Mechanicals, Plumbing, Heating, etc. properly located
    • Confirmation of electrical outlets and switches
    • Confirm layouts of rooms and cabinetry
    • Move a wall or a window that may be more suitably placed for your needs
  • This is the time where it is much more cost effective to make changes vs. when your home is nearly finished.
    • Once the rough ins are all completed we begin to close things up and complete the “Interior and Exterior Finishes”
    • Moving forward w/ the Insulation, Drywall, Paint, Cabinetry, and the inside and the House wrap, Siding, Soffit & Fascia on the outside of the Home. This is the time where everything seems to slow down, however, this is also the time where attention to detail is most important.
    • When your new home comes to completion, you will do a final “walk through” with Scott. This will include interior and exterior, Scott will explain the operations of heating and cooling systems, special wiring, and answer any questions you might have. You will also note any items that need to be addressed and any agreed upon changes.
    • Prior to settlement, you will meet again w/ Scott to go over any final questions or concerns. At your meeting, you will be shown how to care for your new home and what to expect.
